What this used to cost me

This used to eat up a Saturday for me. Digging through the system to find comparables, flipping back and forth to compare properties, blurring them together, arguing with myself about which ones actually count, then building the whole presentation.

What the system does

1. Pulls the comparables and shows them side by side, so I can verify which homes are being used.
2. Scores the finishes on each comp against my subject home: kitchen, bathrooms, flooring, exterior.
3. Lands on a defensible list price, with a few stronger comparables above and a few weaker ones below, and the logic all shown.
4. Once I approve it, it generates a PDF that is easy to review with my client and matches my branding.

1. List the comps side by side: address, sold price, sold date, beds, baths, square feet, days on market.
2. Score each comp against my subject home on kitchen, bathrooms, flooring and exterior (better, same, worse) and explain each score in one line.
3. Recommend a list price range. Show which comps sit above it, which sit below it, and why.
4. Flag any comp you think I should drop and say why.

Where it gets it wrong

It doesn't know why specific areas sell for more, or that the house down the street sold to a family friend for an amazing price.

So I still walk through the house and make adjustments by hand.
