The Problem With How You Price Now
A proper CMA takes most agents two to four hours. Pull the comps, squint at the photos, guess at finish quality, argue with yourself about the number, then rebuild it all in Canva so it looks like something you can hand a seller.
So most agents skip the work. They pull three actives, average them, and walk into the listing appointment with a number they cannot defend. Then the seller pushes back and they fold, because there was never any real analysis behind the price.
The shift: the analysis runs in minutes and comes out as a branded PDF with your name on it. You spend your time on the conversation, not the spreadsheet.
What Runs Automatically
1. Comparable pull. Sold, active and pending listings in the subject area, filtered to the property type, age band and size range that actually compare.
2. Finish scoring. Listing photos are analyzed for finish quality, so a renovated kitchen is not treated the same as a 1994 original three doors down.
3. Sandwich pricing. The price is placed between what is selling below and what is sitting above, so the number has a floor and a ceiling you can point to.
