Financial Planning for Commission Income

How to manage your money when your income is unpredictable

Here's the truth about real estate income that nobody talks about at licensing school: you don't get a regular paycheque. Some months you'll deposit $20,000. Some months you'll deposit $0. Your rent, car payment, insurance, and groceries don't care which kind of month it is.

Why Most Agents Struggle

The pattern is predictable and painful. A big commission comes in. It feels like a lot of money. You spend freely. Then there's a gap between deals. The bills pile up. Stress kicks in. You start taking on clients you shouldn't or cutting your commission just to get a deal done. The cycle repeats.

The fix isn't to make more money (though that helps). The fix is to manage the money you're already making.

The Savings Buffer

Monthly Baseline Expenses x 3 = Your "I Can Breathe" Number
This is the minimum you should have in savings at all times

Calculate your real monthly baseline. Not your dream lifestyle. Your actual minimum: housing, food, transportation, insurance, phone, business essentials. Multiply that by three. That's your safety net.

If your monthly expenses are $4,000, you need $12,000 sitting in a savings account that you don't touch. This buffer means you can go three months without a commission and still pay your bills without panic.

If you don't have this buffer yet: That's okay. Start building it with the split system on the next page. It won't happen overnight, but within 6 to 12 months of consistent splitting, you'll get there. The peace of mind is worth every dollar.
The mindset shift: Treat every commission cheque like it's the last one for three months. Because sometimes it will be. Agents who plan for the worst months during the best months are the ones who last in this business.

Every commission cheque gets split the same day it hits your account. Not "when you get around to it." The same day. Before you spend a dollar, the money goes where it belongs.

The Split Formula

30%
Tax Account - Separate savings account. Don't touch it.
20%
Business Reinvest - Ads, tools, education, marketing.
10%
Emergency Fund - Until you hit 3 months of expenses.
40%
Pay Yourself - This is your take-home.

How It Works in Practice

You close a deal and deposit a $10,000 commission. That same day:

  • $3,000 goes to your tax savings account.
  • $2,000 goes to your business account for marketing, tools, and education.
  • $1,000 goes to your emergency fund.
  • $4,000 is your take-home pay.
