Preparation Is Everything
An open house without preparation is just sitting in someone else's house for two hours. The work you do before the event determines how many leads you walk away with.
Monday: Book Your Saturday Open House
Don't wait until Friday. Book the open house on Monday so you have the full week to promote it. Confirm the time (Saturday, 12pm-2pm is the sweet spot), get the lockbox code, and plan your marketing.
Tuesday-Wednesday: Door Knock the Neighbourhood
This is where most agents drop the ball. Hit 30 doors minimum:
- 10 houses on each side of the listing
- 10 houses across the street
This does two things: invites them to the open house and positions you as the neighbourhood expert. Collect their name and email or phone for the follow-up.
Wednesday-Friday: Marketing Push
- Post on your personal social media (Instagram, Facebook) with photos of the property
- Post in local Facebook community groups (where allowed)
- Ask friends and family to share the post
- Send email to your database with open house details
- Text your hot leads: "We have a new listing open Saturday. Want to swing by?"
Friday Night / Saturday Morning: Final Prep
- Buy snacks and drinks (water bottles, cookies, nothing messy)
- Prepare a draw basket with entry slips (prize: gift card or bottle of wine)
- Print feature sheets for the property
- Set up tablet with digital sign-in form (Google Form or CRM form)
- Print paper backup sign-in sheets
- Bring directional signs (at least 4)
Capture Every Lead
Your sign-in system is the entire point of the open house. Every person who walks through that door is a potential client. Make it easy, natural, and non-threatening to give you their information.
Digital Sign-In (Preferred)
Set up a tablet at the entrance with a Google Form or your CRM's form builder. Digital is better because the data goes straight into your system with no manual entry later.
Required Fields
| Field | Why You Need It |
|---|---|
| Full Name | So you can follow up by name |
| Email Address | For drip campaigns and market updates |
| Phone Number | For direct follow-up (text and call) |
| "Are you currently working with a realtor?" | Tells you if they're a live prospect or already committed |
| "Are you looking to buy, sell, or just curious?" | Categorizes the lead for proper follow-up |
| "Timeline: This month / 3 months / 6+ months / Just browsing" | Prioritizes your follow-up urgency |
Paper Backup Sign-In Sheet
Always have paper backup. Tablets die, Wi-Fi drops, and some people are more comfortable with pen and paper. Use the same fields as the digital version.
