Social Media Strategy for Real Estate

Your playbook for showing up consistently and attracting the right clients.

Social media isn't about being perfect. It's about being present.

Rule 1: Consistency beats quality.

Posting 3x/week okay beats 1 perfect post/month. Every single time. The algorithm rewards people who show up. So show up.

Rule 2: People follow people, not brands.

Show your face. Share your day. Be real. Nobody wants to follow a logo that posts stock photos of kitchens. They want to follow you.

Rule 3: 80% give, 20% ask.

Educate, entertain, inspire. Then occasionally sell. If every post is "call me for a free home evaluation," people will scroll right past you.

Rule 4: Every post should do ONE thing.

Educate, entertain, inspire, or sell. Pick one. Never try to do all four in the same post. Confused content gets ignored.

Rule 5: Instagram Reels > static posts.

Video always wins. Reels get pushed to non-followers, which means new eyeballs. Static posts mostly reach people who already follow you. If you want to grow, prioritize video.

Rule 6: Don't overthink captions.

Talk like you text. Keep it casual. Nobody is reading your 500-word essay. Say the thing, add a call to action, move on.

Every piece of content you post falls into one of four buckets. This keeps your feed balanced and makes planning way easier.

Pillar 1: Market Education (40%)

This is your authority content. It proves you know your stuff.

  • Market updates, price trends, buyer/seller tips
  • "What buyers need to know in [Month]"
  • "3 things sellers forget before listing"
  • Myth busting, interest rate context, seasonal tips

Pillar 2: Behind the Scenes (25%)

This is your relatability content. It makes people feel like they know you.

  • Open house prep, client celebrations, showing day, your morning routine
  • "Just listed" walkthroughs, "just sold" celebrations
  • Honest moments: "today was hard" or "this deal almost fell apart"

Pillar 3: Community & Lifestyle (20%)

This is your local expert content. It shows you live and breathe your area.

  • Local business shoutouts, neighbourhood spotlights, events
  • "5 things I love about [neighbourhood]"
  • Restaurant recommendations, hiking trails, family activities

Pillar 4: Social Proof & Wins (15%)

This is your trust content. It shows you get results.

  • Client testimonials (with permission), before/afters
  • "Sold in X days", "X% over asking"
  • Google reviews, handwritten notes from clients
  • Celebration posts: keys in hand, moving day

Three posts per week minimum. Use this template and repeat it monthly. Swap specific topics, but keep the format rotation.

How to Use This Calendar

  1. Print it or copy it into your planner/notes app.
  2. Each week, fill in the specific topic. Example: "Market Education" becomes "3 things buyers need to know this April."
  3. Prep Monday content on Sunday night. Wednesday and Friday can be more spontaneous.
  4. Stories are separate from posts. Aim for 3-5 stories per day on top of these feed posts.
  5. If you miss a day, skip it and pick up the next one. Don't try to double up.
Batching Day: Pick one day per month to batch your Reels. Film 4-8 in one sitting with different outfits. Write your captions the same day. Schedule them. That's 2-4 weeks of video content handled in a few hours.
Reels are the #1 way to reach new people. Here's how to make them without stress.

The 3 Formats That Work

1 Talking Head

You looking at the camera, 30-60 seconds, one tip or myth bust. Set your phone on a tripod, good natural light, and just talk. This is the easiest format and the most effective for building trust.

2 Walk & Talk

Show a property or neighbourhood while talking. Hold your phone, walk through, and point things out. Great for "just listed" tours, neighbourhood spotlights, and open house content.

3 Text Overlay

Trending audio + text on screen, no talking needed. Good for when you don't feel like being on camera. Use bold text, keep it to 3-5 lines max, and time it to the beat.

Hook Formula (First 3 Seconds)

The hook is everything. If you lose them in the first 3 seconds, nothing else matters. Use one of these:

  • "Did you know..."
  • "Stop doing this if you're buying a home"
  • "The #1 mistake sellers make"
  • "[City] real estate update:"
  • "Nobody talks about this, but..."
  • "Here's what actually happens when..."

Reel Rules

  • Keep it under 60 seconds. One point per Reel. That's it.
  • Always add captions. 80% of people watch with sound off.
  • Use 3-5 hashtags max: #[City]RealEstate #RealEstateAgent #HomeBuyingTips #[City]Homes #FirstTimeBuyer
  • Post at peak times: Tuesday-Thursday, 11 AM-1 PM or 7-9 PM local time.
  • Share every Reel to your Story. Double the exposure for zero extra work.
Camera Shy? Start with text overlay Reels. No face, no voice. Just text + trending audio. Once you're comfortable, try a talking head. It gets easier every time.

Stories are where relationships happen. Your feed is your storefront. Your stories are the conversation. Post 3-5 stories per day minimum.
