Campaign Overview

These are the people who already said yes to working with you. They trusted you with one of the biggest decisions of their lives. That relationship doesn't end at closing -- it's actually just getting started.

Past clients are your most loyal audience. They're the ones who refer their friends, call you again when they're ready to move, and leave the reviews that bring in your next deal. This campaign keeps that relationship warm, genuine, and top of mind.

Day 30 Post-Close: Settlement Check-In
EMAIL
Subject: How's the new place?

Hi [First Name],

It's been about a month since you got the keys -- how's everything going? I hope you're settling in and starting to make it feel like home.

The first few weeks in a new place can come with a few surprises. If you need recommendations for anything -- a good plumber, electrician, cleaner, handyman, painter, you name it -- just let me know. I've built up a pretty solid list of people I trust over the years, and I'm happy to share.

And if something came up during the move-in that you have questions about, don't hesitate to reach out. Just because we've closed doesn't mean I disappear.

Hope you're loving it,
[Agent Name]

TEXT

Hey [First Name]! Just checking in -- how's the new place treating you? If you need any recs for trades, cleaners, or anything at all, I've got a list. Just say the word!

Day 90 Post-Close: Home Equity Update
EMAIL
Subject: A quick look at your neighbourhood

Hi [First Name],

I was pulling some numbers for your area and thought you'd find this interesting. Here's a quick look at what's been happening in [Neighbourhood Name] since you moved in:

AddressSold PriceBeds / BathsDays on Market
[Insert comparable 1][Price][X / X][X days]
[Insert comparable 2][Price][X / X][X days]
[Insert comparable 3][Price][X / X][X days]

The short version: your investment is tracking well. Your neighbourhood is holding strong, and the numbers look healthy.

I send these out every so often because I think it's good to know where you stand -- not because you need to do anything. Just nice to see the picture.

If you ever want a full updated valuation, I'm happy to pull one together anytime. Just say the word.

Hope you're enjoying the place,
[Agent Name]

Note for Agents: Pull 2-3 real comparable sales from your MLS. Use homes similar in size, style, and location. This positions you as their lifelong real estate advisor -- not just the person who helped them buy once.
Day 180 Post-Close: Referral Seed
EMAIL
Subject: A small favour to ask

Hi [First Name],

I hope you're still loving the new place. I've been thinking about how great it was working together, and I wanted to ask you something.

If anyone you know -- a friend, family member, coworker, anyone -- is thinking about buying or selling, I'd really love the chance to help them the same way I helped you.

My business runs on relationships, not advertising. So when someone I've worked with introduces me to someone they care about, it honestly means the world. And I promise to take just as good care of them as I did of you.

No pressure at all. If someone comes to mind, a simple text intro is all it takes. And if nobody's in the market right now, no worries -- just keep me in the back of your mind.

Thanks for being awesome,
[Agent Name]

Hey [First Name]! Hope you're doing great. Quick one -- if anyone you know is thinking about buying or selling, I'd love a chance to help them out. A simple intro text is all it takes. No pressure at all, just keeping it on your radar. Thanks for being awesome!

Note for Agents: Keep the referral ask light. You're planting a seed, not begging. The phrase "keep me in the back of your mind" gives them permission to not act now while still registering the ask. Never say "I'd appreciate any referrals" -- it sounds transactional.
