Staging Is Not Renovating
This is not about ripping out kitchens or spending $20,000. Staging is editing. It's about removing distractions so buyers can see the home instead of your stuff. It's about creating space, light, and a feeling of possibility.
When a buyer walks into your home, they're not evaluating your furniture. They're trying to imagine their life there. Your job is to make that easy. Every personal item, cluttered surface, and dark corner is a barrier between the buyer and an offer.
What This Guide Will Do For You
In the next few pages, you'll get a complete room-by-room plan you can execute in a single weekend. No contractors. No design degree. Just straightforward steps that turn your lived-in home into a show-ready property.
Before you touch any individual room, these five rules apply everywhere. Nail these and you're 80% of the way there.
Declutter
Walk through every room and ask: "Would I pack this if I were moving tomorrow?" If no, remove it. This means excess furniture, stacked mail, countertop appliances you rarely use, toys, magazines, and anything that makes surfaces look busy. Less stuff = bigger rooms.
Depersonalize
Family photos come down. Kids' artwork off the fridge. Personal collections tucked away. This isn't about erasing your life. It's about letting buyers project their own life into the space. The more "you" a room feels, the harder it is for them.
Deep Clean
Not surface clean. Deep clean. Baseboards, grout lines, inside the oven, window tracks, behind the toilet, light switch plates. Buyers notice grime even if they can't articulate it. A spotless home signals "well-maintained." A dirty home signals "what else did they neglect?"
Light
Every single bulb should be working. Open every curtain and blind. Replace dim bulbs with the brightest-rated bulbs each fixture allows. Light makes rooms feel larger, cleaner, and more inviting. Dark corners kill deals.
Smell
No candles, no plug-ins, no air fresheners. Buyers are suspicious of anything trying to mask a smell. The goal is no smell at all. Clean everything, take out garbage, wash pet bedding, and open windows for an hour before showings. Fresh air beats fake fragrance every time.
The kitchen sells the home. It's the first room buyers mentally evaluate, and where they'll spend the most time imagining their daily routine. Make it feel spacious, clean, and functional.
Countertops
Clear everything off. Then put back a maximum of three items. A cutting board, a coffee maker, and a fruit bowl or small plant. That's it. Everything else goes in a cabinet or a box in the garage. Clear countertops make a kitchen look twice as large.
Appliances
Clean them inside and out. Stove top, oven interior, microwave, dishwasher edges, fridge shelves. Buyers will open your fridge. They will look inside your oven. A clean appliance says the home was cared for.
The Details
- Remove all magnets, papers, and photos from the fridge
- Hang one fresh, neutral-coloured dish towel
- Replace your dish soap with a simple, clean-looking bottle
- Hide the dish rack (or remove it entirely)
- Empty and clean the sink before every showing
- Under the sink: organize cleaning products neatly (buyers look here too)
Dining Area
Set the table simply. Four place settings maximum, with basic white or neutral dishes. A small centerpiece like a low vase with fresh flowers or a simple candle holder (unlit). The goal is to suggest "dinner party" not "clutter."
Quick Wins (Under $50)
- New cabinet hardware (modern pulls update an entire kitchen)
- Fresh caulk around the sink and backsplash
- Replace stained or warped cutting boards
- Polish stainless steel with baby oil
- Add under-cabinet LED strip lights ($15 on Amazon)
The living room sets the emotional tone. Buyers want to feel "I could relax here" the moment they walk in. Your job is to create that feeling through open space, smart furniture arrangement, and minimal but warm decor.
